During the winter, the population more than doubles as seasonal "snowbirds" come down to escape the cold winters of the northern states. It's all retirees. Marco Island transforms from a sleepy 16,000-person village into a 40,000-strong retirement community convention center where the biggest excitement is arguing about which restaurant closes too early.
Homes on Marco Island usually average nearly $1 million. There are very, very few chain restaurants on the island...but like you we like Outback and last year a new branch opened in South Naples....just a 20 min drive off the island. You'll spend $900K on a house but still drive 20 minutes to Naples for your beloved Bloomin' Onion because even millionaires have their limits.
It's beautiful but boring. Most Marco Island restaurants close by 9 or 10 p.m., and there's only one movie theater on the island. Marco Island is where people pay premium prices to live somewhere so relaxing that watching the sunset counts as evening entertainment and getting to Olive Garden before it closes is considered nightlife.
With the demand for beach front property, condominiums arose on the island, especially against the Gulf of Mexico. These high rises are sometimes owner occupied, but they are frequently rented out on a weekly or monthly basis to vacationers, locally known as "snowbirds." Nothing says "pristine barrier island paradise" like towering concrete monuments blocking your view of the Ten Thousand Islands, creating a scenic backdrop that screams "Miami Beach, but with more golf carts."
